Greek rent refund (epistrofi enoikiou) 2026: your amount and the rules

Once a year, without any application, the tax authority gives tenants back one month of rent. The amount comes from the lease and the tax return.

A couple with one child who paid €600 a month in rent in 2025, €7,200 over the year, will receive a rent refund of €600 by the end of November 2026. The measure, created by article 70 of Law 5217/2025 and paid by AADE, the Greek tax authority, returns one twelfth of the year’s rent on your main home, capped at €800 plus €50 for each dependent child, and separately up to €800 for each student flat. From this year the income limits are higher: €25,000 for a single person, €35,000 for a couple plus €5,000 per child, €39,000 for a single-parent family. For a main home, property is also checked, up to €120,000 plus €20,000 per member. Nothing to apply for, but the lease must be registered with AADE by 15 July and quoted on your tax return. Most tenants who receive nothing fail at step 1 or 2. A lease your landlord never registered, or a lease number missing from table 6 of the E1, means AADE cannot match the rent to you. Both can be fixed with an amended return until the last working day of September; after that, the year is lost.

The refund is the smaller of one twelfth of your rent and your family cap. With successive leases in the year, the rents are added up. If your landlord declared some rent as unpaid, only the amount on the landlord’s E2 counts. Divorced parents each get the child increment on their own refund.

Law 5313/2026 raised the limits for refunds paid from 2026 onwards, that is for rent paid from 2025. A separate article 70A gives teachers, doctors and nurses posted outside Attica and Thessaloniki two months of rent instead of one, with a combined cap of €1,600 plus €100 per child. False information means repaying the refund with interest and a three-year exclusion.

Frequently asked questions

Do foreigners renting in Greece get the rent refund?

Yes, if you are tax resident in Greece, file a Greek tax return and your lease is registered with AADE. Nationality plays no role. The refund is calculated on the rent you paid the previous year, so someone who arrived mid-year gets one twelfth of what they actually paid, for example €400 on €4,800 of rent.

When will the 2026 rent refund be paid?

By 30 November 2026: the law sets a single payment by the end of November each year. The exact day has not been announced. In 2025 it was paid on 28 November 2025 to about 887,000 tenants, with top-ups in December and January for corrected returns.

I earn just over the limit. Do I get part of the refund?

No, the income test is a hard threshold. A single person paying €800 a month on €24,000 of income receives €800, but the same person on €26,000 receives €0. The limit counts total family income, taxable and tax-free, actual or deemed, so tax-free allowances can tip you over.

Does paying rent in cash disqualify me from the refund?

Not under the text of article 70 or the implementing decision, neither of which makes bank payment a condition, although the Ministry announced that intention in 2025. Bank records are requested only if you dispute the amount. Paying by transfer is still wise: it is the evidence AADE asks for in a dispute.
